How To Spot Home Improvement Needs When Buying A Home

The easiest way to deal with home improvement issues is to prevent them from occurring. When buying a home, it is important to have a home inspection. This identifies whether the dwelling is in acceptable condition or in need of repair. Some warning signs are not as obvious as missing shingles on the roof or puddles of water under the windows. Here are some indicators that a home may need major repairs.

Issue 1: Water damage is one of the most serious issues a home can have. In a shower alone, a crack that is less than 1/16 of an inch wide or grout that has become porous can result in damages totaling thousands of dollars. Basements are notorious for water issues that can be troublesome and costly to correct.

Issue 2: Foundation problems are one of the most expensive residential repair jobs. When flowerbeds are located too close to the exterior walls of the home, water may be drawn to the foundation, resulting in damage. Damp basements can also indicate that foundation repair is needed.

Issue 3: Attics are often ignored by homebuyers. Inadequate insulation, roof leaks, infestations by pests, and missing support trusses are a few attic-related home issues. The attic is also a common place to find illegal electrical wiring and venting.

Issue 4: Improver wiring can also be a problem throughout the home. Ungrounded receptacles, wiring installed by novices, overloaded circuit breakers, and wet locations without ground fault circuit interrupters are a few common issues. Houses constructed during the 1960s and 1970s may have aluminum wiring, which can lead to problems.

Issue 5: Roof damage is a big issue, especially with new construction. Reportedly, 80 percent of litigation regarding new construction involves the roof. A faulty roof makes the entire home susceptible to damage.

Issue 6: Dangerous heating and cooling systems. A gas-fired furnace may emit carbon monoxide gas into the home, which is deadly. A furnace that is deemed unsafe may be locked out and need to be replaced before the gas company will turn on service.

Issue 7: Drain and toilet issues. If toilets do not flush properly or sink drains make a sound similar to what you hear when pouring out an upturned bottle of liquid, this could indicate an improperly vented plumbing system.
